April brought about a little surprise to the Realtors in Perdido Key, Florida as the active inventory for Perdido Key real estate decreased 7% in the last month. This is a 4% decrease year to date with 153 active listings. On the up side, the Perdido Key average sales price increased 16% to $386,109 bringing the average price per square foot to $213.
Although the Perdido Key market is continuing to grow and change, this is not the case for all of the surrounding communities along the gulf coast. The inventory for Pensacola, and Gulf Breeze and Pensacola Beach are holding steady. The average sales price for Pensacola Beach this April was $449,161 with an average of $258 per square foot.

With the heat of the summer just around the corner, the sun is already shining and the real estate sales are heating up!
Monitoring our local market, the numbers of listings are holding while the numbers of sales are increasing with the demand.
With a 1% increase from February, March 1st brought about 164 active property listings for Perdido Key including single family residences and condominiums. Pensacola Beach, Florida with 228 listings and the metropolitan area of Pensacola, Florida with 3,205 listings both decreased 1% in active real estate.

This month, March has a proven track record for sales in Perdido Key for the past 5 years with an increase of 70%, from 7 closings in 2009 to 23 closings in 2013, and a 59% increase year to date. This March the 23 properties SOLD, consisting of 2 residences and 21 condominiums, bring the average sales price to $332,454 with an average $199 per square foot.
