January 2014 Monthly Market Report

The weather along the gulf coast wasn’t the only thing frozen this January!  Real estate sales were minimal in January as the low temperatures moved across coastal Alabama and Northwest Florida.  We are pleased to report that the sun is again shining and sale prices are on the rise as we approach spring.

Florida Freeze of 2014

The Florida Freeze of 2014 has officially settled along the gulf coast as residents and vacationers are bundled up inside their homes and condos.  The interstate, local bridges and many roads have been closed due to icy roads and impassable conditions.  Local authorities have urged everyone to stay inside as they had suspended efforts to maintain the roads covered with sheets of ice.

As many businesses closed early due to the forecast, others stayed open.  Pointe South Real Estate Broker/ Owner, Susan Carleton, welcomed a guest to stay at her home, as her guest was unable to leave Perdido Key after work.  Others were excited about this rare event in Florida and Coastal Alabama as photos of snowmen and kids sledding spread across social media and the news.  One resident claimed “I’ve lived here for 32 years and have never seen this.”

The temperatures are expected to increase and be in the 50s and 60 by the weekend.  We hope all of our community member, owners, tenants, and guests are safe and stay warm!

Explore Real Estate Opportunities in Perdido Key with Realtor, Danny Head – Beach Colony Condos

Danny Head is one of the top sales agents on Perdido Key and he has been involved in more Beach Colony sales and listing transactions than any other single agent on the Key. Beach Colony Resort, a three building complex, is one of the most sought after, gulf front communities on the island, with a total of 214 units, two and three bedroom units and a few 4 bedroom summit houses.  Beach Colony offers 600 feet of dazzling beach, three swimming pools (one enclosed), hot tub, state of the art work out facility and clay tennis courts. Currently, there are 10 units for sale in the community.

The sparse availability of Beach Colony units is typical of what we are experiencing on the Florida side of the island. What in the past six years has been pretty much a Buyer’s market is slowly transitioning to a Seller’s market as our inventory decreases. At this time, there are only 70 gulf front condominiums available on the Florida side of Perdido Key.

Going to School Along the Gulf Coast

As the summer months come to an end, school time begins.  And with the return of school means a lot of changes not only for students, but for their families also.  Every year, numerous families move in and out of our area and whether a student is returning to their same school or starting in a new one, excitement and nervousness always accompany the first few weeks.

With all of the responsibilities and tasks already in place, it is extremely important to maintain a schedule when the kids return to school and set aside family time each afternoon or evening.  During this time, remember to talk to your children about their day, work on homework, and then do something enjoyable for all of you.  A consistent family structure will ensure confidence and growth in everyone and help in overcoming any challenges.

If you are new to the Gulf Coast area, there are plenty of enjoyable activities for everyone.  Getting out of the house, meeting new people, trying new food, and exploring the area will help make your new house a home.  Just to name a few, visit 5 Fun Activities for Kids in Perdido Key.

If you are planning on moving to the area, our agents will help you find a home for rent or for sale in a specific school district.  For additional information on local school, please see the county school district links below.
