If you do not already live in Perdido Key or nearby Orange Beach, consider a condo rental from Pointe South Vacation Rentals and don’t miss this exciting festival on the Gulf Coast!

July 2014 Monthly Market Reports

Gulf BreezeThe end of the second quarter revealed signs of an up-trending market. Keeping in line with national averages, the Northwest Florida real estate market saw both the number of homes for sale increase and prices continue to rise. Even with these positive changes, the recovery remains in place with some lingering lending challenges.

Because of the real estate industry’s volatile nature, our agents have designed a market report to help you gauge activity in areas specific to your interests. Below you will find a compilation of data taken from the Pensacola Association of Realtors. This includes a variety of information from condos and homes sold to year over year activity in your local area.

Not only do our real estate agents understand these trends, but they have the resources and commitment to help you weather the storm whether you are interested in buying or selling.

Our door is always open market conditions, property values and any other questions you may have. Feel free to stop by any one of our offices along the Gulf Coast for more information about the state of your local real estate market.

Pensacola Flooding Disaster

Northwest Florida and Coastal Alabama received an extreme amount of rain over the last few days, 17-24 inches, causing flooding of much of the area.

The overwhelming rain and lightning strikes, and resulting floods, have caused damage to many homes and roadways. It has also resulted in a State of Emergency being declared for the Pensacola area.

Our thoughts and prayers are with all those affected by this weather event. We encourage everyone to stay tuned to local alerts and county road closures, as many roads are still flooded and/or impassable in the area. If you are in need of basic supplies, including food, water or shelter, please contact the Red Cross at 1-800-RED-CROSS.

Should you need to reach us at Pointe South Real Estate, Pointe South Residential Leasing or Pointe South Vacation Rentals, all of our offices are open today.

All About Your Homeowner’s Insurance

floodWhen we hear the word “insurance” we are left dwelling on the potentially negative thoughts of what COULD happen, and while not as exciting as living in your Northwest Florida home, it is important to safeguard it.

Luckily, here on the Gulf Coast, we do not typically have to deal with freezing rain and ice storms, however, we do have a significant storm season that should come into play when it comes to protecting your home. If disaster strikes, the last thing you should have to worry about is money. Your focus should be on reclaiming home security and mental stability.

That being said, there are some things you should know about your homeowner’s insurance. First of all you should know what it covers, and for that matter what it does not. In the event of certain storms, fire and vandalism, a typical policy will pay for damages. What is not covered depends on the area and the agency supplying your insurance. A general policy seems to exclude earth movements (landslides and earthquakes), faulty zoning and flooding.

Given our location’s attraction to hurricanes and flooding seeking supplemental insurance is the best way to ensure your homes safety in the event of a disaster.

While it may seem pessimistic to harp on, it is important to protect yourself and your investment from some of life’s biggest surprises.

Remodeling for ROI

Is your tax refund starting to burn a tiny hole in your pocket? If you have not figured out the best way to use this extra cash, have you considered home improvement? It is likely your home is one of your most precious investments, so why not keep it that way? Whether you are trying to sell or trying to rent, it is important to educate yourself on the tiny projects that could make a huge difference for your ROI.

The 2014 Cost vs. Value Report, an annual study conducted by a remodeling magazine and realtor magazine, breaks down the cost of remodeling projects and their projected return on investment. In summary, the best bet when it comes to revamping your home is focusing on the exterior. It may sound a little intimidating, but there are some relatively cost effective ways to guarantee your home creates a positive, lasting impression. For example, consider replacing your front door or even applying a fresh coat of paint will work wonders for your curb appeal. Additionally, replacing windows will not only make a difference in your home’s appearance, but its efficiency, definitely a great selling point to keep in mind. Your home may not require a massive overhaul, but even some basic lawn maintenance will go a long way in keeping your home current.
